Stress Free We aim to be the easiest Real Estate Marketing Media company to work with. Our goal is for you to have a stress-free experience from scheduling your photo shoot to downloading your final materials.
Home Condition Homes must be ready for photographs before the photographer's arrival. Homes are shot as-is. We will often adjust small things in the home, but we don't clean, declutter or stage homes.
Time Required We will always be respectful of your time, and that of your seller. We aim to be at the appointment 5-10 minutes before the scheduled start time. We also need to be mindful of our own time, as we may have an appointment after yours.
Lights Off Homes almost always photograph better with lights turned off. Interior lights are typically much warmer than exterior light, cause colors to be less accurate, exaggerate color casts and make rooms seem darker than they actually are. Lights off doesn't mean dark - we use professional lighting techniques to supplement natural light. We photograph homes with as few practical lights as possible.
Shooting What is Appropriate We're experts in providing marketing assets needed to sell homes. When you select a 'Shoot What is Appropriate' photo package, we'll shoot what we feel is needed to market a house for sale. We don't focus on documenting every square inch, we think that features are one thing, benefits are another. We don't typically shoot garages, closets, pantries, storage spaces, etc.
Reshoot Policy As producers of a creative product, we understand that some people may not love every photo we take. Ultimately, our part is to create great marketing materials for the property, and we will take photos of what we deem to be the most important parts of a property. If a photo is out of focus or doesn't met our technical standards, we may offer to retake that photo as schedules permit, offer a different photo, or offer a small refund, at our discretion. If the agent or homeowner doesn't like a photo, would have liked a different composition, or doesn't like their decor, would like something moved, would have liked a photo of something else, etc., any editing/reshooting will be the billed at normal rates.
Withdrawn Listings Sometimes houses don't sell. Our marketing products are an important part of marketing the home, but we don't have control over the asking price of the home, the condition of the home, or any negotiations over offers. We never offer refunds for homes that fail to sell.
Artistic License We'll do our very best to capture the most important photos for your listing. If you are not on-site for the photo shoot, we'll use our best judgement of what needs to be photographed, and how.
People and Animals Off Property Sellers must be off site for the entirety of the photo shoot. The different services we offer (photos, video, virtual tour, floorplan, etc.) require multiple passes through each room for the home and can't be done simultaneously. Since we usually have another appointment, we can't wait for people, pets, boxes, furniture, etc to be moved from room to room. We love dogs, but even friendly dogs tend to walk into frame or bump into equipment. Any exceptions need to be approved at least 48 hours in advance of the appointment.
Drone We use professional drones and are FAA Licensed Drone Pilots. We follow all Federal regulations, and we don't fly in rain or snow of any sort or when visibility is too low. We also don't fly if there are FAA flight restrictions, firefighting activities, or when the flight would be unsafe.
Permission to Enter For obvious legal reasons, it's important that we have permission to enter the home and open doors. By booking your photos, you are certifying that 1) you have permission from the property owner to grant access to us, and 2) that we have permission to enter any part of the home/property, unlock doors and disarm alarms.
License & Copyright MLS License You are purchasing a license to use the photos for a single MLS listing, Sweetwater Photography retains all ownership and copyright. The license may not be transferred to any other party. The license does not allow use for Short Term Rental, Long Term Rental, or any other use.
Short Term Rental License (If add-on license is purchased) You are purchasing a license to use the photos for a Short Term Rental, Sweetwater Photography retains all ownership and copyright. The license may not be transferred to any other party. The license does not allow use for selling the home or any other use.
Cancellation & Rescheduling Appointments may be rescheduled or cancelled with at least 24 hours notice. If you cancel or reschedule your appointment within 24 hours of the scheduled start time, a $150 cancellation/reschedule fee will be charged. If the appointment is cancelled within 1 hour of the start time, or if the agent or person providing access doesn't arrive at the scheduled time, access code or keys are not provided or if the home is significantly not ready for photos, a no-notice cancellation/reschedule fee of $250 will be charged and the home will not be photographed.
Turnaround We strive to deliver your marketing assets as quickly as possible. Under normal circumstances, we will deliver your photos by 11:59pm the next day. Every photo we deliver is hand edited, and some are quicker than others. We edit and deliver photo shoots in the order that they occurred (if yours is the first photo shoot of the day, it will be the first to be edited and delivered.)
2D Floorplans, Virtual Tours, Hybrid Twilights and Aerial 360° Tours are typically delivered next day, with photos.
Videos are typically delivered in 2 days, 3D Floorplans are typically delivered within 3 days.
Business Hours Our ordinary business hours are 9-5, Saturday through Thursday. We will try to get back to any calls, emails and texts as quickly as we can. If you need help outside of normal business hours, please email or text.
